Heat Pumps and Air Conditioning
1. The outdoor unit is "your heart". Take Care:
a. Do not allow sharp objects near the outdoor unit
b. Do not cover the heat pump in the winter
c. Cover the air conditioner in the winter if you want
d. Check outdoor unit for fallen sticks and other debris
e. Don't plant shrubbery near the outdoor
f. Do not weed whack near the outdoor unit
g. If snow, etc, on outdoor "sweep" off.
h. If fencing is necessary, allow plenty of breathing room
i. Inside of House:
j. Do not block the "Return" as this allows air to return to the air handler
k. The Return is the largest grill in the house.
l. Filter - Wherever it is needs attention
Furnace and Boiler
1. Oil:
a. Clean and service yearly
b. When getting an oil delivery, have the thermostat to "off". Leave "off" for several hours to allow oil to settle down so as not to pick up "goop" and clog the nozzle.
2. Gas
c. Clean and service yearly
d. Do not allow any type of storage near equipment.
Plumbing
1. Allow only human waste to enter toilet. No pickles or false teeth allowed.
2. For garbage disposal users:
a. Use cold water and think about your pipes. Garbage stays in your pipes where you stop use of disposal. Visualize in your mind how far the debris must go to reach outside your home. You can't use too much water for a disposal. Vegetation is the ONLY material to enter the disposal.
b. A few no-no's that have caused stoppage: corn husks, celery, excessive amounts of greens, grease, nuts, bones, skins i.e. chicken, coffee grounds, bread, and the like.
c. To clean, use ice cubes; to deodorize use lemon, orange or grapefruit peelings.
Water Heaters - Gas or electric
1. Do not store materials near water heaters.
2. Consult owner's manual referring to flushing heater.
3. Do not wrap insulation around a gas heater.
